The RERA Act was enforced in 2016 to aid a transparent home buying process. Since then, RERA has proven very useful in addressing the concerns of builders, real estate agents and most importantly, the homebuyers through proper rules, regulations and reforms. What is RERA?

Q1 – How to check registered projects?
1. Visit the MahaRERA website and click on 'Registration.'



2. Enter the RERA number for the project.



3. Relevant details will appear. You can also choose to see the RERA certificate of the builder.



In addition to the above and to keep home buyers informed about construction permits relating to a project, MahaRERA has directed developers to give exact details of construction permits and "commencement certificates" to them. This is to restrict builders from claiming the CC for an entire building when it can only be for the plinth level or the first five floors of a skyscraper. As CC is issued stage-by-stage, approvals are obtained in stages. Thus, buyers must be notified through a declaration made by the promoter revealing the exact details of the certificate. This declaration & CC must also be uploaded on the MahaRERA portal.
Homebuyers can now heave a sigh of relief thanks to the RERA portal. With the above reforms and several other rulings, RERA Maharashtra also allows for the registration of offences, complaints, and subsequent penalties for the concerned parties. It reduces the risk of fraudulent sales and discrepancies in developers' claims while providing much-needed support to the home-seeker.
